The inspector checks for any defects, workmanship issues, or material failures in key systems and components—such as the foundation, roof, plumbing, electrical, HVAC, appliances, and structural elements—that may have developed since closing, ensuring they are documented for potential warranty repairs at no cost to the homeowner. Pre-Dry Wall Inspections
A pre-drywall inspection is a specialized, non-invasive visual evaluation conducted by a licensed home inspector during the construction of a new home, typically just before the drywall is installed and the walls are closed up.

We us a 3rd party for the termite inspections. We are happy to set that up and include it into your home inspection, or you may set up your own termite inspection.

The Reality of Home Inspections
No home inspector is perfect; hidden or concealed issues exist in every home, and some conditions simply cannot be detected during a visual, non-invasive inspection. Mistakes can happen because inspectors are human. Furthermore, home inspection companies are not insurance companies. Our professional fees are designed to cover a thorough, professional evaluation of the property’s current condition, not to act as an underwriting service for future repairs. We do not have the profit markup necessary to provide a full-service warranty as part of our standard inspection fee.

InterNACHI Inspection Warranty $50.00 Fee: This is a short-term protection plan that generally lasts for 90 days from closing or 120 days from the inspection, whichever comes first. Step 1: Schedule Your Inspection

Confirm Your Appointment: After scheduling, you’ll need to sign the agreement. You will receive an email and text with links to sign the agreement and pay for the inspection (you do not have to pay until your scheduled inspection).
Payment Options:
Preferred Methods: Zelle, Venmo, Apple Cash (no fees for you or us).
Credit Cards: Accepted, but a 4% transaction fee will be added to cover processing costs.
We don’t want to pay these fees, and we don’t want you to pay them either. We encourage using Zelle, Venmo, or Apple Cash.
Step 2: Thorough On-Site Inspection
• Our inspectors spend 3-5 hours on-site, depending on the size and condition of the home and your curiosity.
If there are a lot of issues, we want to stay and document them all.
If you want to discuss the issues, we will stay and answer your questions.
IMPORTANT: Do not let anyone rush you.
• We inspect all major systems and components, including:
-Roof, Attic, and Exterior: Shingles, flashing, gutters, siding, and drainage.
-Foundation and Structure: Cracks, settling, and structural integrity.

Step 3: Detailed Report & Consultation and Guidance
• Same-Day Delivery: We will deliver your report the same day.
• Final Invoice: The final bill may change if, with your permission, we add or remove extra services during the inspection. A final invoice will be sent, and payment must be made before the report is released.

How long does a typical inspection take?
A home inspection typically takes at least 3 hours to complete. Longer for larger homes and add-on services. This insures that the process is not rushed.
Can I be present during the inspection?
Yes! We warmly invite you to attend the home inspection in person—it’s the best way for us to walk through any findings together, answer your questions on the spot, and ensure you fully understand the home’s condition.
We know schedules can be busy, so if you’re unable to join us, we’re happy to schedule a convenient follow-up via FaceTime, phone call, or even a video walkthrough to review the report in detail and address any concerns you may have.
Our goal is to make the process clear, educational, and stress-free for you, no matter how you choose to participate.
Do you provide same-day reports?
Yes! We deliver clear, photo-rich digital reports the same day, designed to be user-friendly and educational so you can reference them long after closing.
Does the inspector walk the roof?
Our inspectors make every attempt to walk the roof. Plain and simple, it’s the best way to inspect it. Sometimes, however, that’s not an option. Height, slope, snow, wind, or rain can make going on the roof unsafe or potentially damaging. When we can’t walk it, we capture a series of high-resolution photos from multiple angles to thoroughly document conditions.
We also have FAA Part 107–certified remote pilots on staff. Our drones carry 4K cameras for exceptionally clear imagery. Bottom line: we’ll do everything we can to get the best possible visuals of your roof.
Does the inspector offer Follow-up Consultations
Yes! We are happy to answer any questions you may have after the inspection has taken place. This is what makes up stand apart! We know the home buying process is stressful. If there is a question you forgot to ask, or an item you couldn't remember the best way to resolve it, please reach out to us. We would be happy to talk on the phone or set up a Facetime meeting.
What if the Home Inspection reveals issues with the property?
If the Home Inspection reveals issues with the property, you can use this information to negotiate with the seller for either repairs or a price reduction. In some cases, you may choose to walk away from the purchase entirely.

We use tools like flashlights, voltage detectors, outlet testers, and combustible gas detectors to ensure a safe and thorough evaluation. We go further with advanced technology—including infrared (thermal) cameras for detecting hidden moisture or insulation issues, moisture meters, and drones for safe, detailed roof inspections when access is limited—while always relying on our trained eyes and expertise to deliver clear, comprehensive reports you can trust.
